We are building Willow™ for Americans who want to buy property in Italy but are scared of the bureaucracy, hidden fees, and language barriers.
Contracts in complex legal Italian. If you don't speak fluent legalese, you are signing blind.
Italy has no Multiple Listing Service. Listings are fragmented, duplicated, or fake. Finding the truth is a full-time job.
Without local data, you pay the foreigner markup. Agents often represent the seller, not you.
Permits, tax codes (Codice Fiscale), and notary fees. One mistake can delay closing by months.
Italian platforms are designed for Italians, not Americans. Willow AI is calibrated on USA buyers with customized property tools designed for valuation and decision making.
No transparency, lack of comparables, agency conflicts and complex regulations are the first reason for purchase abandonment.

Luckily there is Will.
Your opinion means a lot to us. Will needs your help to improve, before his official launch.
Will is an advanced AI designed from Willow™ to be your personal real estate assistant, and an easy-going digital friend. But don't let his friendly manner fool you: Will is undergoing rigorous training. He is being trained on Italian property law, regional taxes, and market valuations. It's a long apprenticeship. He will improve along time, and with your help. Will is done for you, and - more important - is done with you! Take the survey, and help us get started faster. And once Willow™ is fully launched, you will have a front-row (free) seat!
Your opinion means a lot to us. Will needs your help to improve, before his official launch.
Could you talk to him? How did he do? What features would you like him to have? What hurdles are you facing, that we can prioritize in his training? Let us please know!
Willow™ is 100% independent. We ross data from multiple sources, but we don't affiliate with any of them.
We aggregate data to find the *real* market value, not the "foreigner price." We cross-reference data from 50+ local sources, government registries, and historical transactions to give you a clear picture before you even book a flight. We identified some independent, non-biased, reliable data providers that will feed our algorithm so that we can operate Willow™ as a transparent real estate intelligence platform from day one. As of now, the list for US includes 1. RentCast (for national coverage + comps + rent estimates), 2. ATTOM (for valuations, tax records, deep metadata), 3. MyStateMLS + Trestle Multi-MLS (for Non-Realtor MLS multi-state listings input). In Italy, we will be sourcing from OMI (Osservatorio Mercato Immobiliare), a division of the Italian Revenue Agency (Agenzia delle Entrate), for data collection, analysis and reporting, and official market values by geographic zone (OMI zones) that are used for property appraisals and tax calculations.
It's a legitimate question, since we claim to be fully independent. Of course, we can't start without a little help from our bold and visionary angel investors (drop us a line, if you wish to become one).
For the buyers, Willow™ is free, forever. For agents, brokers and investors: it can't be for free, sorry. Someone has to pay the brilliant programmers, developers and creatives working at Willow™. But we will do our very best to keep it fair, with subscription plans tailored to every budget and need. Transparency is the whole point of Willow's philosophy.
We are currently training our AI. Then we will need to feed him with reliable, updated data. All this is time consuming, and our resources are still limited. We are currently entertaining conversations with potential angel investors, and building a pre-launch list of enthusiastic users, just like you. Are you joining us? Be part of the revolution!

Will is only an AI. But he listens. He learn. He talks with you in plain, natural language. Ask him anything about the Italian real estate. Then tell us how he did.
